Miller Birch banks HBOS letting at ng˛.


Miller Birch has agreed a 30,000 sq ft (2,787 sq m) office prelet to HBOS Bank at, its 38-acre mixed use scheme at Queens Drive, Nottingham, which will be occupied by its Halifax General Insurance Division.

The leading clearing bank has agreed to take the three storey detached office building with 108 car parking spaces on a 15-year lease with a break clause in the tenth year. The property has been designed by the architects Maber Associates.

Mark Bielby of Miller Birch comments: "HBOS is one of the country's best known institutions and brands and the bank's decision to locate its new operation at ng² underlines that the development is becoming the pre-eminent location for the financial and professional service sector in the Midlands."

He adds: "In a relatively short time ng² has become an important development for companies who need high-quality, modern business accommodation excellent public transport links, easy access to the motorway and high parking-ratios.

With the capability for 1,000,000 sq ft of commercial accommodation ng² is becoming an important focus for the city's continued success as a regional centre for many years to come."

Elsewhere at ng² construction of the first phase of The Triangle, eight two-storey, self contained office buildings of between 2,000 and 8,000 sq ft, has been well received by the market with 60% of the units already under offer, three months before practical completion. Phase Two of The Triangle, providing a further seven units totalling 30,000 sq ft, will be available by December 2006.

Miller Birch was advised by Innes England and Capital Business. HBOS plc was unrepresented.

Miller Birch will complete the four-storey property, of which two floors are available to let, in August 2005.

East Midlands senior partner David Williams said: “This is a major investment which mirrors our ambitious growth plans.

“We’ve outgrown our existing offices on the back of a substantial increase in workload and we feel the new location will help to reflect our reputation and position in the market place.”

Mr Williams added: “We also feel the time is right to make a statement about our confidence in the East Midlands and Nottingham in particular.

“It’s a region that is buzzing with innovative, entrepreneurial drive and we are used to dealing with clients who are looking to grow and develop. Only a few years ago, we moved into impressive purpose-built offices in Derby and by the time we open our new Nottingham premises next year, we fully expect to have expanded our staff levels in the region still further.”

Across all three offices, there are 350 people with 48 partners.

“We have seen our client base grow significantly year on year and we are continuing to increase the range of specialist legal services we provide.

“We believe you can only properly serve the region by being an integral part of the business community here. Having a key base in Nottingham is crucially important.”

Miller Birch chairman, Peter Gadsby, said “We are delighted to welcome Edwards Geldard to ng² as we begin development of the second phase of offices following the recent completion of the Experian building.”

Construction work is by Derbyshire based Bowmer & Kirkland.
