The developers of the prestigious business park Ng², near Castle Marina, will begin construction of a major office scheme next month which could house more than 300 staff.

Miller Birch says it is in talks with a number of potential occupiers.
Construction of the 40,000 sq ft gross scheme will be completed in September 2006 and ready for occupation.

Ng² has already attracted major investors such as Experian’s Landmark House, new offices called the Arc for law firm Edwards Geldard and a Mercedes Benz dealership.

The site off Queen’s Drive has been heavily landscaped to create an up-market business park and the developers hope it will eventually be served by a line of Nottingham’s tram system. Plans are expected to be submitted for a second speculative office later this year.

There is also a site reserved for an office of up to 150,000 sq ft.
Peter Gadsby, who heads up Miller Birch, said: “I can’t tell you who is going in the new office scheme but we are in confidential discussions with a number of people. We believe it will lead to a successful letting.”

This office has been design by Nottingham architects Mabers.
Mr Gadsby added: “We set out to develop a quality site. The Avenue, the main approach, has been enhanced by the architecture of Experian and the investment we have made in landscaping.”

The roads onto the former Royal Ordnance Factory site are intensively tree-lined, with hundred of trees having been planted.
Nottingham planning officers approved the new office complex last week using delegated powers. Ng² already has consent for its plans.

Mr Gadsby said that later in the year, a planning application will be made for a 100,000 sq ft office complex on the site which can take up to 150,000 sq ft.

“We are looking for inward investment. If there is a relocation in the market, ours should be a prestigious choice.” he added.
Ng²’s developers say their scheme is close to the city centre but allows car parking at the rate of three cards to 1,000 sq ft of office which is above the city centre norm.

Ng² has a site earmarked for small “pavilion” offices varying in size from 2,000 sq ft to 8,000 sq ft.

They have detailed planning consent and will be either free standing or in pairs.

Mr Gadsby said these have been designed to take advantage of new rules allowing individuals to invest their pension fund in their own offices.

The site could also attract some residential element although the planners would prefer it to be entirely a business park.
Mr Gadsby added: “This scheme is a major investment with Experian as the first major occupier and the quality of the site is something people are interested in.”

Work began on the 38-acre Ng² site three years ago following the closure of the gun factory which cleared the way for up to one million sq ft of offices.

Experian became the first company to announce it was consolidating various offices around Nottingham at Ng², building the first phase of a 170,000 sq ft complex on an 8.75 acre site.
